В Коста-Рике бoльшая часть земли зарегистрирована, и все документы на собственность хранятся в Национальном Регистре (Registro Nacional), который находится в Сапоте, Сан-Хосе. Большинство документов в настоящее время организованы в одну систему под названием «Folio Real» и заархивированы в компьютерной форме. Но некоторые из них, особенно те, которые не продавались в течении долгого времени, зарегистрированы по старинке, в виде бумажных файлов, в которых дается сноска на опереденный том в книге записей, странице и записи в Регистре. Передача собственности при продаже, требует от покупателя и продавца подписать документ (купчую) перед костариканским нотариусом, и для того чтобы земельный участок был занесен в Национальный Регистр.
